PEST CONTROL – Services are recommended, or do it yourself.

SERVICE CONTRACTS OR WARRANTEES – Keep track of the dates.

PRODUCT STORAGE – Flour, sugar, etc, will last longer if stored in plastic containers.
Spices in dark glass bottles will last longer than in other packages.

DAMPRID – A moisture control product available in grocery, hardware and discount stores, will help control extra moisture in your closets and other moisture prone areas.

POWER WASHING EXTERIOR OF HOME AND LANAI will help control mildew.

POOL AND SPA – Monitor your level of water.  To keep the water circulating, make sure your water level is WITHIN your skimmer area, preferably the top half.  Water is necessary to cool your pool pump, and if the level drops BELOW your skimmer area, the gurgling noise you will hear is air sucked into your system instead of water.  Especially during our dry winter months, you will find it necessary to add water.

WATER SHUT-OFF VALVES – Install dual shut-off valves on your home to separate inside plumbing from outside plumbing.  This will allow water for irrigation and for adding water to the pool when you are away for long periods even though water inside your home is shut off.

LAWN IRRIGATION – Test irrigation system occasionally to be certain all sprinkler heads are functioning.

CEMENT ‘DONUTS’ – Place donuts over sprinkler heads to help control interference from grass growth on irrigation system. Purchase donuts at major home supply stores.

BACKUP BATTERY INSIDE YOUR IRRIGATION CONTROL BOX – The ONLY battery to get for your irrigation system control box is a RECHARGEABLE 7.2 volt or 9 volt nickel-metal-hydride battery (Nmh). The correct battery type is important. These batteries have a long life, and are continually recharged in the control box, something an alkaline battery can’t do. One rechargeable Nmh battery will save you from buying and discarding many alkaline batteries. As a bonus, Nmh batteries are the least harmful to our environment when discarded.

BATTERIES – Replace batteries yearly in smoke alarms (before it beeps in the middle of the night), thermostat, and garage door remote control panel.

GARAGE DOOR OPENER – Lubricate tracks with WD 40 occasionally.

SHRUBS – Trim shrubs 2 feet from AC unit and pool heater for air circulation to help prolong the life of the equipment.

TREES – Keep trees trimmed away from the house, especially the roof, to control pests and mold. Call the Management Company to make a request to have the trees trimmed by the landscaper. Remove ficus trees around pipes to prevent damage to irrigation systems. Consult ARC about replacing a lost tree.

PRESERVES – Do not put any yard debris, palm tree droppings, pet waste, paper, plastic, dirt or sand in the preserves.  Do not plant anything in the preserves.  It is against Florida law.  State fines can be as much as $5,000.
